Compare
Tenote and the alternatives.
Most maintenance software is built for big portfolios. Tenote is for letting agents who want clear repair reports without the extra weight. Here’s an honest look at where it fits, and where it doesn’t.
Why agencies might choose Tenote
No app for tenants
Tenants report from a link. No download, no login, nothing to remember.
Your agency’s name on it
The tenant page carries your agency’s name, so tenants know who they’re dealing with.
Landlord-ready summaries
Each repair gives you a clear summary, with photos and status, to send on to the landlord.
One flat price
£89 a month, flat. No VAT to add. Unlimited properties and reports, and the first month is free.

Tenote or Fixflo?
Fixflo is a well-known, mature product. It suits property managers with large portfolios, contractor networks and a lot of moving parts.
If you’re an agency with a few hundred homes, and repairs currently arrive by WhatsApp, email and phone, you may not need all of that.
Tenote does the reporting part well. Tenants send a link, you see it in one inbox, you forward it to your contractor and pass a summary to the landlord.
Is it a fit?
Good fit if you
- Let and manage residential homes in the UK
- Get repairs by WhatsApp, email or phone today
- Use a PMS and want a proper place for repair reports
- Want tenants to report without an app
- Want clear summaries to send landlords
- Want one flat, predictable price
Probably not if you need
- A contractor marketplace or automatic dispatch
- Planned maintenance scheduling
- Rent, tenancy or accounts in the same tool
- Commercial or block management workflows
- A sync with Reapit, Alto or Arthur

Questions agents ask
Why do agencies look at Tenote instead of Fixflo?
Fixflo is a full maintenance system with a lot in it, and some agencies don’t need all of that. Tenote does the reporting part: a tenant link, one inbox and a landlord-ready summary. If that’s what you need, it’s a lighter way to get it.
Can Tenote run alongside Alto, Arthur or Reapit?
Yes. It sits alongside your PMS as the place repairs get reported. It doesn’t sync with them, so your PMS carries on doing everything else.
Is Tenote built for UK letting agents?
Yes. The reporting flow, the wording and the landlord summaries are written for how UK agencies work. It’s one flat price per agency, with unlimited properties.
Do tenants need an app or an account?
No. Tenants open a link, answer a few plain questions and add photos or a short video if they have them. No app, no login.
How does Tenote compare to AI-first tools like Lanten?
Those tools are built to sort lots of messages after they arrive. Tenote asks tenants a few structured questions up front, so the report lands with what you need. Phone and text reporting is coming soon on our higher plan.
What do landlords get?
A landlord-ready summary of each repair, with photos and status, that you send on. Tenote doesn’t email landlords for you.
