When Fixflo is the better choice
Fixflo does a lot that Tenote deliberately doesn’t. Stay with it, or choose it, if any of these matter to you:
- You manage a large portfolio or blocks, and want reactive repairs, planned maintenance and compliance in one system.
- You want to instruct contractors from the platform, or use a contractor network with out-of-hours cover.
- You rely on dashboards and KPIs to manage a team.
- Many of your tenants are more comfortable in a language other than English. Fixflo’s portal works in more than 40.
- Your workflow depends on an integration with your CRM or property management system.
- Fixflo is already set up and your team is happy with it. Switching has a cost, even when the new tool is simpler.

How to compare the cost fairly
Fixflo prices per managed property and doesn’t publish its per-property rates, so the only accurate way to compare is to get a quote for your portfolio. When you do, check the full monthly figure:
- The per-property price for the plan you actually need (Basic, Essentials, Pro or Manager).
- The £75 a month software fee, which applies on top.
- VAT, setup fees and any integration costs, which Fixflo’s published prices exclude.
- Any add-ons, such as the Contractor Marketplace (from £0.30 per unit a month) or professional services (from £300 plus VAT).
- How the total changes as your portfolio grows.
